Moving house can be a stressful time
We aim to make your move as smooth as possible. This step-by-step guide offers helpful hints throughout the process of buying your next home.
Work Out Your Budget
Use a mortgage calculator to calculate how much you can afford (deposit, mortgage, fees, stamp duty, etc.). Check your credit score and fix any issues.
Get a Mortgage Agreement in Principle (AIP)
Approach lenders or a mortgage broker to get an Agreement in Principle. This shows that you’re a serious buyer.
Start House Hunting
Use property websites (e.g., Rightmove, Zoopla). Register with estate agents. View properties in your desired area.
Make an Offer
Once you find a property, make a verbal offer through your agent. Negotiate as necessary. Once accepted, the property will be marked as “sold subject to contract” (SSTC).
Appoint a Solicitor or Conveyancer
Hire a conveyancer or solicitor to handle the legal process, and they will... Review contracts, conduct searches (local authority, drainage, environmental), liaise with the seller’s solicitor
Apply for a Mortgage
Submit your full mortgage application. The lender will carry out a valuation of the property.
Conduct a Survey
Choose a RICS Home Survey (Level 1, 2, or 3 depending on the property’s age and condition). This highlights any structural issues. (Optional but Recommended)
Receive Searches and Raise Enquiries
Your solicitor will... Receive search results, raise enquiries with the seller’s solicitor and review the draft contract and title documents.
Review the Contract & Final Mortgage Offer
Ensure everything is correct. Your solicitor will explain the terms of the contract, the mortgage offer, and ask you to sign the contract and
mortgage deed.
Exchange Contracts
Both parties sign and exchange contracts - this is now a legally binding agreement. Agree on a completion date (usually 1–4 weeks later). You will pay the deposit (typically 10%).
Completion Day
The balance is transferred from your solicitor to the seller’s solicitor. You collect the keys from the estate agent. You are now the legal owner.
After Completion
Your solicitor will... Pay Stamp Duty Land Tax (SDLT) to HMRC, register the property with the Land Registry and send you the title deeds or confirmation of registration.
